Buying a home is a demanding and time-intensive process. When you are an exclusive client in a Buyer Agency Relationship you are made a priority and receive the highest level of services including Member access with emails containing complete information on all NEW MLS listings and my personal guidance and advice on the best properties. We will make sure that you pay fair market value for your home and we will stategically negotiate your price and terms.

No Cost for Using Buyer Agency Services

The good news is that there is typically no cost for the services of a Buyer`s Agent. Since it is the seller (via the listing Brokerage) who pays the Buyer`s Agent fees there is typically no cost to the Buyer.  Since there is a commitment to work only with one Agent,  there is no rush to purchase and therefore you may take your time to shop.

The Law of Buyer Agency Services

An Agency Relationship provides Realtors with the authority to represent your principal interests when dealing with other parties. It is also known as a “Client Relationship”.  In Canada, buyers who are Clients generally only have a relationship with one agent at a time. In the province of Alberta Realtors owe fiduciary duties to clients whom they are representing through an Agency Relationship.

In representing you, I promise to:

  • Promote your best interests
  • Be loyal to you at all times
  • Provide you with all material facts that could influence your purchasing decisions
  • Use reasonable skill, care and diligence
  • Avoid all conflicts of interest
  • Not act for parties whose interests conflict
  • Not misuse confidential information
  • Not disclose information without authorization
  • Provide any required real estate statistics, comparable property info, etc.
  • Make every effort to locate a suitable property
