No Cost For Using a Buyers' Agent

Since it is the Seller (via the listing Brokerage) who pay’s the Buyer’s Agents fee there is typically no cost for the services of a Buyer’s Agent. I will make sure that you pay fair market value for your home and I will aggressively negotiate your purchase price and terms. Some of the other tasks that I will manage for you are:

  • Help you get pre-qualified for a mortgage
  • Analysis of your needs and wants
  • Advise you on neighbourhoods, homes and prices
  • Receive emails of homes that fit your criteria
  • Show you homes in any neighbourhood, listed by any agent, any company
  • Provide you with a Market Evaluation
  • Help you obtain a home inspection, lawyer, and other specialists
  • Keep you informed along the way
  • Conveying of all documents at closing

In Canada, real estate buyers who are clients generally work with one real estate agent, who is responsible for finding all available properties in their price and preference range, representing the buyer in all negotiations. Understanding client needs and motivations are integral functions of producing positive results and building long-term relationships. Agency provides Realtors with the authority to represent your principal interests when dealing with other parties. In the province of Alberta, realtors owe fiduciary duties to clients with whom they represent through agency relationships. In representing you under a Buyer’s Agency agreement, I promise to:

  • Promote your best interests
  • Be loyal to you at all times
  • Provide you with all material facts that could influence your purchasing decisions
  • Use reasonable skill, care and diligence
  • Avoid all conflicts of interest
  • Not to act for parties whose interests conflict
  • Not misuse confidential information
  • Not disclose without authorization
  • Provide any required real estate statistics, comparable property info, etc
  • Exercise all efforts to locate a suitable property

As an exclusive client in a Buyer Agency Relationship you receive the highest level of service including emails of complete information of all new MLS listings that fit your criteria. When you receive ones that you like, we will then view the properties.
